What Are We Looking For?

The role of the Cost Estimator is to provide detailed scopes of work, quantity take-offs, bill of materials, cost estimates, and accurate bidding proposals for our projects. The Cost Estimator shall bid approximately 5-30 million dollars in projects annually with an acquisition rate of at least 50%.

The Cost Estimator must be extremely proficient in today’s top estimating software such as PlanSwift, Bluebeam, On Center, as well as determining the exact costs of material, labor, and subcontracts to provide accurate budgets for the execution of our projects.

The Cost Estimator must be experienced in managing the estimating and bidding operational process including the use of construction management software such as Procore, BuilderTrend, and CoConstruct to elaborate bid packages and communicate with our clients’ vendors and subcontractors.

Performance Targets:

  • Prequalify new bids requests by identifying accurate scopes of work through extensive reviewing and understanding of construction plans, details, specifications, photos, and any other project documentation as well as professional experience.

  • Manage successfully the construction bidding process through construction software such as Pro Core, BuilderTrend, CoConstruct, etc. (Master the entire software and design a workflow to use them integrally with the estimating department tasks.)

  • Manage a proper Request for Information Process (RFI) and interaction with clients.

  • Elaborate accurate scopes of work breakdowns for projects to be bid as per CSI Master Format.

  • Elaborate Bid Packages for each scope division to obtain multiple subcontractors and vendors bids as well as evaluate and award subcontracts to the best bidder.

  • Facilitate timely and accurate quantity surveys and bill of materials. (QTO, BoM)

  • Perform accurate and efficient cost estimates of manufactured and purchased materials, labor, equipment, general conditions, and subcontracted work to be introduced in our client’s construction management software.

  • Deliver accurate cost estimates in a timely manner and ensure the estimating department has a two-week look-ahead report of upcoming proposals to be due to the clients. (Estimates must be completed at least 24 hours before bid due date)

  • Maintain excellent relationships and generate an atmosphere of trust with our vendors and subcontractors.

  • Act as a proficient technical expert to the project owner and provide value engineering to reduce costs and improve quality.

  • Provide a detailed scope of work and budget to our project managers and operating field personnel on project execution.

  • Ensure a minimal or positive variance of estimated costs vs. actual incurred costs in execution.

  • Provide and manage risk analyses regarding quality, safety, resource allocations, and scheduling as part of our projects’ cost control.

  • Interact proficiently with our clients’ architects, engineers, and construction managers to plan, estimate, and control efficiently multiple construction projects.

  • Elaborate accurate schedule of values and costs reports such as S curve, cash flow, and earned-value analyses.

Necessary Skill Set Required:

  • B.S. or B.A. in Architecture, Engineering, Construction Management, or equivalent field. (Required)

  • 6+ Years Cost Estimating / Construction Management Experience (Preferred)

  • Expert knowledge of the construction industry standards and local/state/federal building codes.

  • Expert ability to comprehend and elaborate construction documentation such as: request for proposals, project’s architectural and engineering specifications, bid package, and plan sets.

  • Expert understanding of the residential and multi-family exterior building envelope in the U.S

  • Expert knowledge of PlanSwift or similar estimating software.

  • Expert knowledge of Ms. Project, Ms. Excel, and Ms. Word.

  • Knowledge of LEAN-Six Sigma methodologies. (Preferred)

  • Excellent written and verbal communication.

  • Results-oriented and the ability to meet deadlines while still producing high-quality work.

  • Provide a detailed scope of work and budget to our project managers and operating field personnel on project execution.
